We picked Haus #4 The Duplex!

We are the proud owners of this beautiful 98-year-old craftsman style home!

Who is surprised?

It looks like the majority of you know us pretty well as The Duplex received the most votes (31%) ahead of Haus #2 Renovated with a Workshop.

Funny story,  we did actually put in an offer on Haus#2 when we first saw it (I was blinded by that huge garage/workshop and the location). We got into a multiple offer situation, and we didn’t come out on top…at first.  A week or so later, to our surprise, the other offer fell through and ours was then accepted. We got about 1/2 way through the housing inspection when we told the inspector to stop because we were not going to buy the house.  Luckily the inspector was a nice guy and agreed to take a big chunk off the fee because he didn’t have to write up the inspection report.  The house was a death trap of asbestos, mold, water damage, poor construction, etc.

A complete no-go. Truth be told, it really wasn’t my style from the beginning. Was missing all the charm of a pre-war home.

The Duplex went up on the market shortly after we retracted our offer on Haus #2.  Adrian’s mom saw it while taking her dog for a walk.  It wasn’t originally on our radar being a duplex, but luckily we decided to check it out anyway. Offer was put in a day later.  That was over 2 months ago.  The house was rented at the time of the sale, so we had to give 60 days notice to the renters, which pushed the closing 2 months out.

Then our lender made a series of unfortunate errors that lead to the closing being pushed back at the last minute (sound familiar?).  It is a good thing that I will not be seeing this guy in person, because I would probably go Heisenberg on his ass. At any rate, we are homeowners again, wahooooooo.

While it didn’t have everything on our list (no garage), it was damn near close.

We decided that we are NOT going to have a renter, and that we are just going to dive into the process of turning this place back into a single family home.

    I am so happy to read this. I wish you luck. I can’t wait to see what you’re gonna do with the main level kitchen. So, what’s the first project?

      Thank you! The list of projects is very very long. The first project isn’t a glamorous one. We are going to have a portion of the roof replaced. I’m already thinking about that kitchen though ;)
