Haus Hunters: The Rundown

It’s about time we wrap this up. As promised, I have included a rundown on each of the houses we are considering for a best head-to-head-to-head-to-head-to-head-to-head-to-head comparison. For a more in-depth look at each of the houses, including several photos of each house, take a peek at the previous posts that are linked.

StAnthony  1

Haus #1  Four Square on the Freeway was the biggest house we saw plus room to expand in the attic, and it had an oversized 2 car garage. Some of the original character and charm is still there with the hardwood floors and window/door casings, although some has been replaced. Central AC is installed upstairs. Almost all of the appliances, including the washer and dryer, needed to be replaced immediately.  It was outside our target neighborhood, the roof was in terrible shape, and it overlooked the interstate. 10k under the budget.

Haus #2  Renovated with a Workshop had an insanely large garage with an attached workshop.  It also had the biggest yard we have seen. It had a really nice master suite with a remodeled bathroom, office, and porch. The location was awesome, being only a very short walk to downtown.  However, all the original charm and character was long gone even though it was the oldest house we saw. There were moisture problems and asbestos siding under the vinyl which would need to be abated in the future if we wanted the siding replaced. 15k over the budget.

Concordia 1

Haus #3 The Tile Tavern  had all the charm and character we are looking for except for the strange tile clad dining room. Stained glass windows, built-ins, hardwood floors on both levels. The back yard and the front porch were amazing with lots of potential.   The location was good being the closest house to Adrian’s work, but it was on a busy street. The bedrooms were on the small side and there was no garage.  The roof needs work and the finished portion of the basement needs to be gutted due to moisture problems.  Right on budget.

Englewood 1

Haus #4 The Duplex had loads of charm and character with hardwood floors, built-ins, crown molding, and a fireplace. The location was ideal, close to Adrian’s work and in a quiet area. The yard and the front porch were lovely.  It had plenty of space, but the house was converted into a duplex and would need major work to bring it back to a single family home. We would have the option to have renters, or not, if we want. Being landlords was not part of the original vision.  There was no garage.  The exterior of the house needed some work as well.  9k over the budget.

Haus #5 The Former Duplex had a lot of the original details including lovely old doors and window casings, as well as a fireplace which was outfitted with a gas insert. The front porch and upper level sun porch was so perfect. There was a ton of space on the upper level that made it feel very airy and we can envision a huge master suite and man cave up there, but the awkward layout on the first floor needs complete reworking.  Although it is in one of our target neighborhoods, it is the farthest house away from Adrian’s work.  There was no place for a garage due to the narrow lot, but the back yard is relatively spacious. 5k over the budget.

Haus #6 The Blue House with the Bad Garage was a very solid house in a great neighborhood. It was fairly close to Adrian’s work, but it was on a pretty busy street. It does have a 2 car garage; however it was not very functional and does not allow 2 cars to actually drive into it. The front porch was nice, as well as the backyard, and it had separate living and family rooms. Some of the updating has also taken away from the original charm of the house. I also really like the little den/nursery off the master bedrooms–reminds of our old haus. Although it looks okay in the photos, the house does need to be repainted in the near future. 15k over the budget.

Haus #7 Cute but Small  Most of this house was in good shape although there would still be plenty to do here.  The garage was a tear-down, but luckily the yard was very big and would easily accommodate a new larger garage and still have plenty of yard space left.  Much of the original molding, leaded glass windows, and hardwood floors were intact with the addition of some tastefully done replacement windows which was a major plus.  The bedrooms are small and there are only 2, but there was also a small office upstairs.  The basement was damp and moldy, other than that, the house appeared to me pretty well maintained. The location was not ideal–it was in one of our target neighborhoods, but a busier area of the neighborhood.  Right on budget.

SO here is it.  This is where you pick your favorite house or the one you think would be best for us. Chime in everyone!
